The Financial District Hybrid Office

A boutique venture capital firm in the Financial District approached us with a post-pandemic crisis: nobody wanted to come back to the office. The mandate was to create a resimercial space, an office that felt as comfortable as a living room but functioned like a high-performance workspace. They needed to move away from rows of sterile cubicles and toward collaborative zones, private focus pods, and a lounge area that could host high-net-worth investors for casual meetings. The goal was to make the commute worth it.

We completely reimagined the floor plan based on the As-Builts provided, removing 40% of the desk space to make room for soft seating areas and a café-style kitchen. We specified acoustic treatments disguised as art installations to manage noise in the open areas. Lighting was a critical component; we replaced harsh fluorescent grid specifications with warm, pendant lighting and floor lamps typically found in luxury residences. The redesign has been a massive cultural success for the firm, with employee office attendance increasing by 80% within the first month of reopening.

The Resimercial Pivot

We swapped corporate stiffness for residential comfort. By specifying velvet sofas, wool area rugs, and warm textiles in the main work areas, we created an environment that offers the comfort of working from home with the collaborative benefits of the office.

Silence in the Open Plan

Open offices often suffer from noise pollution. We integrated acoustic wood baffles into the reflected ceiling plan and selected felt-lined phone booths for zoom calls. This created distinct quiet zones, allowing deep work to happen simultaneously with loud collaborative brainstorming.

Subtle Identity

Instead of plastering the company logo on every wall, we subtly integrated the firm brand colors into the furniture upholstery and accent walls. This created a sophisticated brand presence that felt curated and high-end rather than corporate and forced.
